Building Chairman – Who manages your living space?

The building chairman is one of the most important figures who ensures the efficiency and development of the building’s daily management. His functions are many and include resolving both technical and social and legal issues. However, it is often unclear why this role is so important and what complications the building may face if the chairman is not appointed or does not fulfill his duties. In this blog, we will discuss how the building chairman is elected, and what problems the building may encounter if no one takes this position.

The main functions of the building chairman are:

  • Financial management: This includes managing common funds, as well as fulfilling obligations such as management costs, taxes, insurance issues, etc.;
  • Communication: He is responsible for relations between the building’s residents and keeping them informed;
  • Conflict resolution: In cases where disagreements arise between residents, he acts as a mediator and tries to resolve conflicts.

The chairman of the building is usually elected at a general meeting in which all residents participate. The opinion of each resident is important in the election process.

If there is no chairman in the building, a number of problems can arise:

Inefficient infrastructure: The building will lose a person who is responsible for quickly resolving problems. For example, if the roof leaks or there are disinfection issues, there will be no response from the people, since there will be no manager to pay attention to the affairs of the building.

Financial management problems: If there is no chairman, finances may not be controlled properly, which will lead to communication problems and other issues.

Increased conflicts: In a building where there is no proper governance, conflicts and disagreements may increase even more, since there will be no organized mediator who will try to settle the situation.

The chairman of the building is necessary because he takes care of the overall well-being of the building. He takes responsibility for both everyday issues and major issues that concern each member of the building. His main role is to ensure the comfort and safety of the residents.

Finally, the presence of a building chairman is critically important for the building's residents, as he or she acts as a bridge between the residents and the management process. A properly selected chairman contributes to the efficient operation of the building, timely resolution of problems, and protection of common interests, which significantly improves the quality of life.
